FHA/VHDA Plus 102% financing (edit/delete)
In Virginia, we have a loan program called FHA/VHDA Plus...which is 102% financing. This program is wonderful, especially for first time home buyers...obviously. I am sure most states have such a program. The buyer can often get cash back at the closing table. But, they can't get back more than they put into the transaction. So, that includes the earnest money deposit, the appraisal and the home inspection fees. This loan in Virginia has a $120 charge, but it is so worth it. I would highly recommend that you all check to see if your state has a program like this. I have had very happy buyers.
